Gillian AmentGillian Ament, an Assistant Vice President with the Trust, is currently assisting the Trust in acquisition efforts on more than 30 properties, encompassing 3,500 units, throughout the East and Midwest United States. The large majority of these properties have project-based Section 8 contracts that are running year to year, or will expire within 2 years. Ms. Ament is chiefly responsible for collecting due diligence materials from owners, performing detailed operating budget analyses, running financial feasibility analyses and pro-formas, and preparing loan and/or grant applications. Much of this work is done on behalf of the Trust, and some is done on behalf of clients such as resident groups and/or nonprofit organizations interested in purchasing federally assisted properties to preserve them as affordable housing. In such instances the Trust provides technical assistance and works to assure that nonprofit purchasers receive adequate economic incentives to maintain these community assets.

Ms. Ament has a strong background in accounting and financial analysis. In addition to managing the Trust's finances, she has been actively involved in the feasibility analyses and development of financial plans for all of the projects preserved by the Trust over the last five years. To date, Ms. Ament has worked on preservation efforts affecting over 3,000 units in Florida, Georgia, Maryland, Missouri, New Jersey, North Carolina, Pennsylvania, South Carolina, Tennessee, Texas, and Virginia.

In 1993 and 1994, she worked with HUD on a series of "Redesign LIHPRHA" Working Sessions held throughout the United States. These sessions, which included local housing agencies, lenders, nonprofits, resident councils and owners of HUD subsidized housing, led to legislative proposals that strengthened and improved this federally assisted housing program. Ms. Ament also coordinated quarterly meetings of the National Preservation Working Group, a national group of nonprofits and public agencies interested in acquisition and rehabilitation of affordable housing. Additionally, Ms. Ament provides consulting services to the Kerry Company in its work with HUD's Special Workout Assistance Teams (SWAT).
