Lending Overview 
NHT Lending, made up of the National Housing Trust Community Development Fund (NHTCDF) and the Institute for Community Economics (ICE), is committed to providing access to flexible financing for the preservation and creation of affordable housing around the country. To date, NHT Lending has made over $84.7 million in loans that have preserved or created over 14,500 affordable homes around the United States.

NHT Lending provides innovative lending products that respond to the need for flexible and affordable financing for affordable housing development around the country. We know there is not one type of housing that works for all; by combining the expertise of two unique loan funds, NHT Lending has a dynamic lending portfolio that supports a wide array of housing solutions around the country. 

NHT Lending is funded by individual and institutional investments in the form of grants, program related investments (PRI’s) and direct community impact investments including the ICE Investor Note.

The Institute for Community Economics Loan Fund (ICE) provides long term affordable homeownership and community land trust loans. ICE provides pre-development, acquisition, rehabilitation, bridge loans and more to create community land trusts, shared equity and permanently affordable housing, including homeownership. Institute for Community Economics Investor Note is a high impact fixed income security that combines financial and social returns. The Investor Note connects socially responsible investors to the Institute for Community Economics loan fund that provides critical financing to affordable housing developments.
