Last December, NHT-Enterprise acquired one of its first properties in Atlanta, Phoenix House. The 69-unit building currently serves formerly homeless individu als, many with a disability. The deal was made possible through financing from the Low-Income Housing Tax Credit, Invest Atlanta, and charitable foundations. The property will undergo a complete renovation, including energy efficiency upgrades, while also maintaining its affordability.
No less than 10 minutes after emailing the letter, we received this response from Senator Isakson's staff:We believe the story of this property and its residents can have an impact on our national discussion about federal budget priorities. That's why earlier this month, we reached out to our Atlanta-based development partners, Tapestry Development Group and 3 Keys, as well as Prestwick Companies, which recently purchased an affordable multifamily building just down the street from Phoenix House, Gateway Capitol View Apartments. On behalf of all four groups, we authored a letter to Georgia U.S. Senators Johnny Isakson (R-GA) and David Perdue (R-GA), asking them to support the Affordable Housing Credit Improvement Act (S. 548) and to protect federal housing resources, especially project-based rental assistance and the HOME Investments Partnerships program. The letters outlined the specifics of the two properties, the populations they serve, and how they were financed.
